Donard is advancing a number of projects through Gateway 2 currently, with a combined GDV of £275m. This includes Bristol, which is a BTR scheme for 221 apartments in what is arguably one of the best sites available in the city.
In the week prior to Christmas 2025 Donard submitted the Gateway 2 application for our Bristol Build-to-Rent scheme, delivering high-quality apartments in a city with chronic undersupply, making it one of the most in-demand investment locations across Europe.
Gateway 2 is a highly important and critical path to regulatory approval. It’s also a clear signal of design maturity, buildability and delivery confidence under the new regulatory regime. Getting to this point reflects many months of rigorous technical coordination and planning.
For our investors and funding partners, this where risk is managed and value crystallises: securing a consented, safety-led, ready-to-go, institutionally deliverable product.
